Yestermorrow Tiny House (8' x 24')

This custom tiny house combines thoughtful architectural design, environmentally sound materials, and professional craftsmanship. Started as a project of the Yestermorrow Tiny House Design/Build Certificate program and completed by professional carpenters, it is built to comfortably and efficiently withstand rugged Northeast winters.

Building Envelope & Insulation:

  • Foundation: Built on a custom 8’x24' trailer from Tiny Foundations Northeast.
  • Floor (R-32): Insulated with 4.5” of 2lb closed-cell polyurethane foam (R-27), topped with 1” of continuous XPS foam (R-5). This creates a complete thermal break to eliminate tracking, prevent condensation, and protect the wood framing.
  • Walls (R-19): 2x4 framing insulated with TimberHP wood-fiber insulation, wrapped completely in exterior Rockwool Comfortboard for a continuous thermal break.
  • Roof/Ceiling (R-34): 2x8 ceiling packed with TimberHP insulation and topped with exterior XPS foam under a professionally installed rubber membrane roof. The low pitch optimizes interior headspace while ensuring water shedding.
  • Windows: Brand new, high-performance Marvin Elevate series windows.

Mechanicals & Interior Design:

  • Utilities: Electrical is fully roughed-in with standard outlets, light fixtures, and dedicated wiring for both a mini-split AC/heat pump and a Lunos air-exchange HRV system.
  • Plumbing Protection: The bathroom design features an elevated interior floor system to run water and waste lines entirely within the thermal envelope, keeping pipes safely away from freezing outdoor temperatures.
  • Layout: Features an open-concept main living space and a large kitchen with a breakfast bar.
  • Dual Lofts: Includes a sleeping loft above the kitchen/bath and a separate storage loft above the living room. Both lofts are engineered with tube steel rather than dimensional lumber to maximize headspace without sacrificing structural strength.
  • Exterior: Finished with pine shiplap treated with a non-toxic pine tar stain. The lower third features protective metal siding for visual contrast and enhanced road-durability.
