Projects Manager

The Projects Manager is responsible for and oversees most functions of HistoriCorps field operations. This individual will develop, plan, manage, and write and submit reports on multiple concurrent preservation projects. The Projects Manager facilitates all aspects of HistoriCorps projects that involve the maintenance, repair, and preservation of historic structures. The Projects Manager may at times fill in for field staff on, or lead, preservation projects.

The Projects Manager works under the supervision of the Director of Operations and in close association with all members of HistoriCorps administrative team especially the Operations Manager, the Workforce Engagement and Communications Team, and Finance. In all aspects of their role, the Project Manager upholds and advances HistoriCorps’ commitment to its core values.

Duties include but are not limited to:

Develop and Manage Projects
Establish and cultivate relationships with project partners.
Develop and submit project scopes of work and budgets in compliance with the Secretary of the Interior’s Standards for Treatment of Historic Properties with Guidelines for Preserving, Rehabilitating, Restoring, and Reconstructing Historic Buildings (SOIS):
Make site visit(s) and develop condition assessments, project scopes of work and estimates as requested by partner.
Provide logistical and administrative support to Field Staff and partner during project execution.
Coordinate travel logistics for Field Staff
Procure materials and arrange deliveries to site in advance of Field Staff arrival.
Identify, vet, and hire subcontractors when needed.
Prepare and make available to Field Staff pre-project files such as Work Plan, Safety Plan, and Emergency Action Plan.
Coordinate and facilitate communications between Field Staff, suppliers, subcontractor(s) (if any), and project partner
Monitor budgets during project.
Ensure that all construction complies with HistoriCorps’ and Sponsors’ site safety programs and policies, SOIS, and construction industry standards and practices.
Prepare and submit final performance reports.
Maintain constant contact with project partners and Director of Operations from project inception to final report.
Actively seek Quality Control Management (QCM) measures to improve internal outcomes.
Assist with migrating all project planning into appropriate, chosen project management software.
Assist in the development and continual improvement of accountable, fail-safe planning and tracking documents, covering partnership contact through pre-construction planning to final performance report and project closeout.
Represent HistoriCorps with partner, supplier, and sponsor relationships, and at workshops, conferences, and informal gatherings of preservation professionals, volunteers, donors, and friends of HistoriCorps.
Field Staff
Support Director of Workforce Engagement and Communications in the hiring of Field Staff as necessary.
Support Field Staff on projects including but not limited to project emergencies, vehicle breakdowns, equipment and materials procurement, relationships with partners, construction issues, conflict management and/or any other issues that arise which may impact project success.
Be available to Field Staff at all times during project season. When not available, ensure another PM is available and Field Staff have their contact information.
Assist in annual Field Staff Training and project specific training as needed.
Essential Tasks:

Management: Champion continuous improvement efforts. Assess and support the implementation of improvements. Foster improvement in all areas of leadership, management, and skills as an organizational ethic and culture;
Finance: Work in unison with Finance to ensure that all procedures and policies are followed as defined.
Project Management: Maintain effective client communications. Direct and support the processes that coordinate and manage field teams. Work directly with the Management Team to improve existing and initiate new policies and procedures that support the financial and operational objectives of HistoriCorps.
Required Knowledge, Skills and Experience:

Bachelor’s Degree in Historic Preservation, Architecture, Architectural History, Construction Management or closely related field, or equivalent construction management/ technical preservation experience.
Minimum of ten years of experience on-site in preservation or related construction field.
OSHA 10 Construction Training certification.
Working knowledge of, and experience with, The Secretary of the Interior’s Standards for the Treatment of Historic Properties (SOIS), with Guidelines for Preserving, Rehabilitating, restoring, & Reconstructing Historic Buildings.
Ability to fully comprehend construction documents, architectural drawings and specifications, and legal contracts and agreements, using them as a reference when change-orders, discrepancies, or disagreements arise in the field.
Skilled with project management tools, e.g. Gantt charts, Critical Path Scheduling and Management, Microsoft Project, Microsoft Office.
Advanced understanding of project methods, processes and supervision of construction crews.
Exhibit clear, proven leadership and conflict management skills, with an emphasis on resolving conflicting approaches and competing priorities in a given situation.;
Exceptional written and verbal communication, interpersonal and management skills.
Experience managing vendors, contractors, and clients.
Ability to analyze operational performance and produce reports that outline areas of improvement.
Ability to work to deadlines and handle multiple priorities.
Ability to work a flexible schedule to meet critical business requirements and support seasonal staff as needed. This may include working outside of normal office hours.
Willingness and ability to travel state and nationwide (valid driver’s license and insurance required). Experience traveling and camping in remote locations.
Compliance with HistoriCorps vaccine requirement which states that all staff are fully vaccinated against Covid-19, unless an approved religious or medical exemption has been provided.
Desired Qualifications:

Ability to work out of HistoriCorps’ headquarters at the historic Red Rocks CCC Camp in Morrison, Colorado, though remote work is an option;
Strong people skills, customer service orientation, and commitment to increasing diversity in HistoriCorps’ community;
Team-oriented work style with initiative, determination, flexibility, resiliency, and a sense of humor;
Personal interest and enthusiasm for both teaching and learning from colleagues in different departments;
Previous experience with nonprofits and/or service organizations, especially those that perform work on public lands, as a volunteer or staff member;
Be willing to step out of one’s position description to support organizational functions as needed.
